What We’ll Discuss
- The “Mobile” Myth: How “mobile” homes evolved—but the laws did not.
- The “Park” and “Park Owner” Myth: How these communities are hybrid investments. Landowners own the land. Homeowners own our homes. Together, we form a community.
- Challenges Facing Homeowners: Rent gouging, unclear rules, land sales without notice, community closures with no compensation for damages.
- Solutions from Other States: How effective regulation and enforcement protect resident homeowners elsewhere.
- Next Steps for New Mexico: Policies and partnerships that can preserve affordability and create stability.
The New Mexico Mobile Home Park Act was enacted in the 1980s. It was designed to protect MHC homeowners—but it’s outdated and unenforced. Together, we can change that.

Why This Matters
Manufactured home communities & mobile home parks (MHCs) are the largest source of unsubsidized affordable housing in the United States. Yet, more and more, resident homeowners face frequent and enormous rent hikes and unaffordability, neglected infrastructure, and weak protections that threaten homes, stability, savings, and future.
Why Join?
Change begins when people learn about a problem and come together to work toward solutions. Together, we can help make these important communities resident-focused, fair, and secure.
